Full house refurbishment in Blackrock, South Dublin

What was the plan?

This family renovated the whole house, they had bought a 1960’s property that needed to be gutted and fully renovated with a new 40sqm open plan extension at the rear.

The prep work

After meeting the client at the end of 2019 we started demolition in January 2020. The demolition took about 2 weeks including removal of the back wall.

The actual building work

We then laid the foundations for the extension, insulation and the concrete slab, followed then by building the exterior walls.

Two supporting steel beams were put in place to support the roof, along with the blockwork to create an opening for a large sliding door.

We then demolished the chimney and laid insulation and concrete floors for the existing area of the house.

We finished the pitched roof by retiling a section and added a fibreglass roof in the front and back of the house.

About 4 weeks into the project our carpenter fitted all the partitions and stud-work, prepared floors and did all the preparation work for the electrician and plumber.

The electrician and plumber then came in to do their first fix work, i.e. laying cables and pipes before plastering. They were in for about a week.

Windows, doors & plastering

This was followed by the window company coming in to measure windows and doors, after which we fitted plasterboard and skimmed all walls and ceilings, and finished the outside.

In the meantime, windows and doors were fitted.

ready for tiler & fittings

The tiler then tiled the bathrooms and kitchen floors and the carpenter fitted doors, skirting and wooden floors. The plumber and electrician came back to install the boiler and lights.

Driveway and Patio

We then added a concrete driveway, passageway and patio area.

move back in before lockdown

The client organised the kitchen company and a painter, who both came in then to do their work. Afterwards, the client was able to move back into their new home at the beginning of March 2020.
